HOW DOES AN APPRAISER DETERMINE THE VALUE OF A PROPERTY?

An appraiser determines a property’s value by following a standardized process that involves several steps. Here’s an overview of the process:

  1. Conduct a visual inspection of the property: The appraiser will inspect the property both inside and out to assess its condition, features, and amenities. They will also take note of the property’s age, size, layout, number of rooms, quality of construction, and any upgrades or renovations.
  2. Gather data about comparable properties: The appraiser will research similar properties in the area that have recently sold, as well as those that are currently on the market. They will look for properties that are similar in size, age, style, and location.
  3. Analyze the data: Based on the data gathered in step 2, the appraiser will create a report that compares the subject property to the comparable properties. They will look at the differences in features, condition, location, and other factors to determine an appropriate value for the subject property.
  4. Consider the local real estate market: The appraiser will also consider the current state of the local real estate market, including supply and demand, economic trends, and other factors that may affect property values.
  5. Apply valuation methods: Finally, the appraiser will use one or more standard valuation methods, such as the sales comparison approach, cost approach, or income approach, to calculate the property’s value.

After completing these steps, the appraiser will produce a written report that includes a detailed description of the property, an analysis of the comparable properties, and the appraiser’s final opinion of the property’s value. This report is used by lenders, real estate agents, and other parties to determine the appropriate price for the property.
